While both sell real estate, REALTOR® is not just an agent. REALTORS® are professional members of the National Association of REALTORS®, bound by the professional standards of the REALTOR® Code of Ethics.

7 Reasons to Work With a REALTOR®

1. An expert guide.

Selling a home usually requires dozens of forms, reports, disclosures, and other technical documents. A knowledgeable expert will help you prepare the best deal and avoid delays or costly mistakes. Also, there’s a lot of jargon involved, so you want to work with a professional who can speak the language.

2. Objective information and opinions.

REALTORS® can provide local information on utilities, zoning, schools, and more. They also have objective information about each property. REALTORS® can use that data to help you determine if the property has what you need.

3. Property marketing power.

Property doesn’t sell due to advertising alone. A large share of real estate sales comes as the result of a practitioner’s contacts with previous clients, friends, and family. When a property is marketed by a REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally prescreen and accompany qualified prospects through your property.

4. Negotiation knowledge.

There are many factors up for discussion in a deal. A REALTOR® will look at every angle from your perspective, including crafting a purchase agreement that allows you the flexibility you need to take that next step.

5. Up-to-date experience.

Most people only sell a few homes in a lifetime, usually with quite a few years in between each sale. Even if you’ve done it before, laws and regulations change. REALTORS® handle hundreds of transactions over the course of their career.

6. Your rock during emotional moments.

A home is so much more than four walls and a roof. And for most people, property represents the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you stay focused on the issues most important to you.

7. Ethical treatment.

1.Every REALTOR® must adhere to a strict code of ethics, which is based on professionalism and protection of the public. As a REALTOR® ‘s client, you can expect honest and ethical treatment in all transaction-related matters.

Why Use A REALTOR® ?

All real estate licensees are not the same. Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®. They proudly display the REALTOR “®” logo on the business card or other marketing and sales literature.

REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of home buyers would use the same REALTOR® again.

Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR®.

Given the complexity of the transaction, the dollars involved, the law which govern the transfer of real estate and the training needed to understand all of these issues, you’ll want to be prudent in deciding which professional you’ll want to help you.

The REALTOR® of the Year Award is presented to a REALTOR® who, during his/her professional career, has consistently served the Fort Collins Board of REALTORS® on National, State and/or Local levels.

DISTINGUISHED SERVICE AWARD
The spirit of the Distinguished Service Award is intended to honor one who has made significant service contribution(s) to the REALTOR® community and to the Fort Collins Board of REALTORS®.

GOOD NEIGHBOR AWARD
The Good Neighbor Award is presented to a REALTOR® member who has demonstrated distinguished service to a community.
